4 Tips for an Autumn Real Estate Sale
You may have noticed our other articles encouraging buying and selling in the Fall. There are advantages to both. While there won’t be as many buyers as over the summer, those that are looking are more serious. Fall buyers typically want to close a deal sooner. More than half of buyers don’t have kids, so getting settled before school starts won’t matter. Plus, you can make your home’s appearance more cozy with tasteful Autumn décor.
If you are selling this Fall, follow these tips for a successful sale.
- Get moving nowWhile Fall is still a good time for real estate, December drops off quite a bit. The good news is, your most interested buyers usually find your home within two weeks of being listed. So once you have committed to sell, don’t wait.
- Schedule your professional real estate photography as soon as possible.
Even if the trees are getting sparse, Fall leaves will add to outdoor photos and warmer light will enhance interior shots.
Place a few tasteful Autumn décor items at your front door entry. Don’t’ be Halloween specific- pumpkins and other Fall elements are relevant all the way through Thanksgiving!
- Hire a professional agent

- Price your property appropriately
Pricing a property to sell in a short window of time does not mean you will leave money on the table. Use neighborhood comps (also called CMAs) and your agent’s expertise to find the right list price for your home, keeping in mind that your pricing strategy may vary in the fall versus the spring. Set a very competitive price rather than overpricing and expecting to negotiate down. However, don’t feel obligated to accept a low-ball offer. Also, setting a low price in hopes of multiple offers tend not to work well during the Fall when there are less buyers.
